Staging My Home

Selling a home in a soft housing market isn't easy. Well, I'm assuming it isn't easy. This is the first time I've sold a house. So, I was thinking I would just take down all my personal stuff and fix up the bathroom like I had planned to do this year then put my house on the market. I plan to put my house on the market in January 2009, so I have some time.

A friend of mine, Jill Florio, asked my to email her some pictures of the rooms so she could help me "stage" my house. Huh? Jill told me if I stage my house properly I could gain up to $20,000 to $30,000 on the selling price. She also said it really doesn't have to cost much.

Um.... ok... So my house was built in 1910, has 4 bedrooms, kitchen, pantry, 1 bath, living room, office/workroom, basement, garage, backyard, and off street parking all on about 1/10th of acre on a city lot.

The one thing I have going for me is time. I have a good six months to paint, fix up things, arrange and unload things to get my house ready for selling.

So here are the rooms and what Jill recommended:
